J.C. Taylor

President & Founding Partner

As the president of Catalyst Group, J.C. Taylor is responsible for the company’s direction, business development, deal acquisitions and underwriting, and project management. A 1998 graduate of the University of North Carolina at Chapel Hill, J.C. has amassed considerable experience across sales management and training, marketing, development, and finance. His rich experience is reflected in his approach to problem solving, which relies not on formula, but on incorporating different perspectives from the worlds of real estate, finance, and common sense. J.C.’s ability to meet challenges and think well outside the box is part of what distinguishes Catalyst Group from competitors.

In addition to his responsibilities with Catalyst Group, J.C. is a member of Urban Land Institute (ULI) and Certified Commercial Investment Member (CCIM).

J.C. enjoys spending time with his wife and three children in Charleston, S.C.

Dennis Canupp

Principal & Founding Partner

Admired for his vision and respected as an industry leader and mentor, Dennis is known for his clarity and pragmatism in a field that is sometimes less than straightforward. His talent to reposition and provide success for nonperforming residential communities is what attracts most.

Dennis is responsible for Catalyst sales management and training and also project and asset management. A 1973 business graduate of the University of South Carolina, Dennis is a real estate veteran with more than 35 years of experience, primarily in resort development, but also including land acquisition and development, project-based sales and marketing, sales management, and training.

William Luce

EVP of Sales & Marketing

Catalyst’s sales and marketing VP, William Luce has more than two decades of senior level marketing and sales experience in residential and resort communities. Versed in all aspects of traditional and launch-oriented strategies, he’s assisted premier developers and communities across the USA as well as in The Bahamas and Fiji. Integrated, multifaceted sales and marketing plans he’s created and implemented have produced nearly $2 billion of closed real estate transactions. A graduate of Clemson University, William serves on the board of directors for Clemson’s FCA life coach, is a committee member for the annual “All In Ball” charity foundation, and serves on the Greenville Health System’s Community Advisory Council.

C. Kathleen Donnelly

Marketing Director

Over a 20-year career, Kathleen Donnelly has become well versed in all facets of marketing. She’s worked for advertising agencies, led in-house departments, and run her own independent consulting business. Before joining Catalyst Group as marketing director, she contributed her wide range of talents to the likes of Daniel Island, The Cliffs, Kiawah Island, and other prominent real estate developments.

A rare breed, Kathleen is known for being both highly analytical and intuitively creative, easily moving from presenting complicated research data to perfecting an ad headline. Clients and colleagues respect her friendly but blunt leadership style, always focused on getting to the right answer that will deliver results, and not wasting time or money on assumptions.

Gary Sandor

Vice President

Gary has over 30 years of experience in the real estate field. Before joining Catalyst as Director of Product & Business Development he was partner and senior vice president of Hampton Lake in Bluffton, South Carolina, a 950-acre, lake-front club community with over 900 homes, homesites, and condos. Gary was directly responsible for the market research, concept planning, amenity design and construction, product definition, builder program design and implementation, branding, marketing, and sales program development for this multifaceted and cutting-edge recreational community.

Paul M. Dunnavant

Chief Financial Officer

Nothing escapes Paul’s keen eye and meticulous attention to detail, making him a very valuable asset to Catalyst’s operations. Certified Birkman Method Trained, as well as a member of Leader’s Legacy, Paul is an expert in developing effective leaders and structuring managers, making his skill set considerably wider than that of the typical CFO. Paul earned an accounting degree from Clemson University in 1987, and has since accumulated a wealth of knowledge regarding state and federal taxes, with over 15 years of experience specifically dedicated to high-end residential real estate. Paul applies this understanding not just during budget meetings, but also when considering each and every development that Catalyst takes on.

Sandra Bungerz

VP of Construction

A graduate of the Rochester Institute of Technology, Sandra Bungerz has extensive experience in all areas of construction management, contract management, and construction planning. She’s managed single projects worth over $200 million, yet her detail-oriented and cost-conscious style keeps even the smallest projects in-budget and on time.

At Catalyst, Sandra gladly jumps in to work on projects at any stage. Her experience in the construction industry means she’s capable of handling everything from pre-construction planning, design, and project scheduling as well as all later phases of construction. Her personal work ethic places a strong emphasis on quality, efficiency, and sustainability – all of which are important to ensuring successful projects.

Sandra cares about environmental issues, and enjoys time spent outdoors near her Charleston, SC home. She is also enthusiastic about sailboat racing.

Julie Johnson

Media Buyer

Julie Johnson has been in the advertising business since 1983, jumping in shortly after her graduation from Indiana University. A two-time winner of Media Week magazine’s prestigious, national Media Plan of the Year award, Julie’s creative ideas are often exactly what’s needed to drive leads.

Prior to her work with Catalyst, she helped brand and promote the South Carolina Aquarium, the Belmond Charleston Place Hotel, and Daniel Island, as well as working on several projects for the South Carolina Board of Parks, Recreation, and Tourism.

Julie handles Catalyst’s media strategy development, planning, and buying. She’s created and monitored several successful ad campaigns, personally negotiating and purchasing advertising space in both print and digital formats, then expertly tracking and analyzing results.

Kim Taylor

Human Resources & Accounting Manager

One of Kim’s most noteworthy strengths is her attention to detail, which makes her the ideal choice to manage Catalyst’s accounting needs. Her thoughtful personality also allows her to efficiently merge these tasks with those of human resources. She manages payrolls, handles onboarding new employees, and is always ready to jump in and help anywhere she is needed.

Kim’s educational acumen saw her through the rigorous Honors College program at University of South Carolina, and all the way to earning her Master’s degree from Clemson University and the College of Charleston. Her personal interests lie with history and architecture and while the recent renovation of her historic Charleston home was something she thoroughly enjoyed, Kim’s favorite thing to do is spend as much time as possible with her three young children.

Dawn Lucas-Pemberton

Sales and Marketing Coordinator, Celadon

Dawn’s career has spanned the Lowcountry of South Carolina and has included sales, event planning, and interior design. At Celadon, Dawn is in charge of receiving, organizing, and assigning all incoming prospective leads, planning discovery visits to Beaufort, and managing a database containing all contact information for the sales leads. She also efficiently coordinates Celadon’s outgoing advertising messages, creates marketing materials, and skillfully manages all broker and community-oriented marketing events at the Celadon Club. Dawn dedicated a substantial portion of her free time towards preparing for, testing, and earning her South Carolina realtors license in order to be able to help even more with the Celadon development.

Ethan James

Sales Executive, Celadon

As a native Beaufortonian, Ethan is able to bring a unique perspective to sales at Celadon. Consistently ranked in the top 5% of all Beaufort realtors, he’s known for welcoming newcomers to town with open arms, happily sharing his enthusiasm for the Lowcountry charm of his hometown along with tidbits of Beaufort’s storied history and personal recommendations to the best local hotspots and festivals. Among the locals, he’s known as one of only two Dave Ramsey Certified brokers in town. As such, his top priority is making sure each of his clients gets the very best home possible, while steadfastly honoring any budgetary restraints.

Stephanie Fairbanks

General Manager, Celadon Club

Stephanie is originally from Charleston, but she has made Beaufort her home for the past 20 years. During her time in Beaufort, she was general manager of the Rhett House Inn and director of operations for the City Loft Hotel – two of the most luxurious lodgings in town. Currently she serves as general manager of Celadon Club, and is in charge of hiring fitness instructors, estheticians, and massage therapists, as well as arranging class schedules, and maintaining first-class service for each Celadon Club member. When she has a spare moment, Stephanie maintains the Celadon Club social media accounts and creates a monthly newsletter to keep club members up to date on changes at the club, new class offerings, and seasonally appropriate wellness tips.

Kate Canupp

Executive Assistant

Kate is happiest when she gets to spend time researching or learning a new skill.   She’s detail-oriented, yet flexible in her work style, which allows her to transition from task to task with ease.  Kate enjoys adapting to take on the unique challenges that come with each project.  Prior to her work for Catalyst, she made use of her Clemson University English degree by working primarily as a freelance copywriter and copy editor. Kate has completed various groundwork tasks for Catalyst, including database management, web development, print and digital collateral creation, proofreading, and copywriting everything from web copy to press releases. She enjoys reading anything she can get her hands on, spending time with her chickens, and adventuring.  The Blue Ridge Mountains may be one of her favorite places, but she’s always excited to travel.

Stephanie Fairbanks

Manager, Celadon

Ethan James

Ethan’s favorite activities all spring from his coastal upbringing.  When he’s not with his clients, he’s most likely fishing, boating, or visiting the sandbar – a local gathering space in the middle of the Beaufort River.

Dawn Lucas-Pemberton

Dawn’s career has spanned the Lowcountry of South Carolina and has included sales, event planning, and interior design.  At Celadon, Dawn is in charge of receiving, organizing, and assigning all incoming prospective leads, planning discovery visits to Beaufort, and managing a database containing all contact information for the sales leads.  She also efficiently coordinates Celadon’s outgoing advertising messages, creates marketing materials, and skillfully manages all broker and community-oriented marketing events at the Celadon Club. Dawn is also a licensed real estate agent. An ardent fan of the Carolina Gamecocks, Dawn loves spending her free time cheering on her team and enjoying the coastal climate of Beaufort, SC with her husband and daughters.

Pete Rowland

Director of International Sales

Overseeing sales and developing a marketing program custom tailored for Nanuku Auberge Resort Fiji is no small job, but with 400-500MM in past resort sales under his belt, Pete is certainly up to the challenge.  After working in the hospitality industry for almost 40 years, Pete Rowland has done it all, and his strengths have developed to encompass sales and marketing as well as operations and management.  He’s owned and operated several hotels, restaurants, and bars, and has been involved with land and real estate sales in nearly every form. Pete’s educational background is equally impressive.  A graduate of Georgia Military College in 1971, Pete quickly went on to supplement his natural sales abilities by earning additional degrees in Real Estate Practice, Real Estate Law, and Real Estate Brokerage.  An avid saltwater fisherman and upland bird hunter, Pete has traveled extensively both domestically and abroad in pursuit of wild game.

Sean Mclaughlin

Australia Sales Director, Nanuku Fiji

A go-getter from the start, Sean spent his youth restoring rental properties.  He then started and sold several real estate oriented companies.  Sean worked in market research for several years before joining the Catalyst team, learning to effectively gather and analyze data. Sean’s unique skillset and experience learning about what motivates prospects to buy has certainly proven valuable during his time heading up sales for Nanuku Fiji in their Australia office.

Growing up near refreshing lakes, Sean has always loved being on the water, and – boating, skiing, and wakeboarding are some of his favorite pastimes.  He’s taken a yacht around to many of the smaller islands near Nanuku, and is always ready to share tales of his adventures with visitors.  Sean loves to travel, and while he especially enjoys trips to New Zealand, Fiji, and the surrounding islands, Sean also tries his best to return stateside each year and attend at least one University of Michigan football game to support his alma mater.

Wrenn Edwards

Sales and Marketing Coordinator, Nanuku Fiji

Wrenn innately understands that sales and marketing are most effective when they go hand in hand – when she’s not manning the phones in the sales office and talking to potential leads, Wrenn is generating reports, overseeing and documenting property tours, and managing and maintaining all social media accounts as well as real estate closings for Nanuku. She also oversees the Nanuku discovery visits for guests who come to the resort to preview the real estate offering. Wrenn spent a substantial portion of her childhood in Fiji and Australia, but traveled back to the United States to get her undergraduate degree from Bucknell University.  She spends most of her free time studying for her upcoming master’s degree, but whenever she is able, she loves taking her dogs to the beach for some swimming, as well as attending family game nights.
